Road trippin' for land splittin'

The minor land division is now complete and our 20-acre property is split into five 4-acre lots. Thursday, I took a trip up to Florence to deliver the mylar and new property deeds.

It went smoothly, for the most part, but most importantly I left there with it completed! The drive was gorgeous and I was reminded of the comforting nature we are creating at Prosper in Peace.

The architect delivered the site plan drawings to me last week and I enjoyed seeing the plans laid out on actual land ~ unfortunately it wasn't the Prosper in Peace property.

It just so happens there are two different arms of Anaconda Rd. that connect with Cattle Tank Rd. Since we do not have an address, the company was using the intersection of Cattle Tank Rd. and Anaconda as a starting point.

It took Tom and I a few minutes to figure out we were each working from different parcels of land. Once we discovered and corrected the location, I was relieved they had not planned to build directly on top of one of the major washes.

We went through a few other details that were not quite my vision and they will be making the adjustments. Tom feels the changes will be fairly quick so hopefully next week I'll have a new version to share. Can you pick out the details I asked them to change in this image?

Prosper in Peace Site Plan - Draft 1

I was fortunate to meet with one of my mentors in person finally. Karen and I have worked together for almost two years now, but always remote. We spent two hours talking and sharing back and forth.

She always gives me helpful guidance. Before the meeting, I made a few updates to the business plan (assumption list) and completed the first draft of the pitch deck. Her input was valuable, and I will be editing them further this week.

My usual SCORE seminars were interesting, as always. Especially of note were one on cybersecurity insurance, another policy I will need; and one on using video for communicating your message. One of these days you may see a video blog (AKA - vlog) here instead of my words.

Additionally, I attended 2 classes on elder care that count toward my CEU requirements. One was on transgender care and the other presented nutritional considerations for the aging adult. "Aging" starts at 50 years old in this seminar so it was appropriate for all ages of the dementia spectrum I will serve.

Next steps include conducting a saguaro survey of the land and finalizing the site plan with the architect. After that, we are on to the builder quotes and then begin our search for an investor and lender. Once the funding is in place, we start building…then life will really be busy!
