Moving Forward with Maui on My Mind

It is so hard to return to work after a vacation ~ except when your work is doing what you love. Although I enjoyed Hawaii, it was good to be home and back to "work" this past week. (Is it truly work when one is following their passion and fulfilling their dream? It sure doesn't feel like it ;) ) I was able to make some good progress with my renewed energy from a week relaxing in the sun!

The biggest news I am excited to announce is that I will be meeting with the surveyor this week and I decided to have them split the 20 acres into (4) 5-acre parcels. This will give flexibility on the extra 10 to either sell-off or use in another business venture as one large or separate smaller parcels when the time comes to act on that section.

Splitting the PiP side of the land into (2) 5-acre parcels will allow me to build the manager home on a separate legal parcel from the business so if we ever need to sell, it will be easier to offload that piece of land with a home separate from the business.

I met with shipping container companies this week and decided to get a 40-ft one-trip container and use it solely for storage of the inventory items we have already acquired ~ thank you Eileen! I was thinking of getting one that I could use as a combo for living myself during construction, but it would be too much money to outfit one that will be temperature controlled to an extent I would be able to work and live comfortably.

There are many benefits for me to live onsite during construction. The location is 30 miles each way from my current house so that is a significant drive every day to oversee the construction and progress. The land is also quite rural, yet located on the only paved road in the area, so there is traffic that goes by and it would be good to have someone onsite for security to ensure the safety and security of the supplies and equipment.

I’ve assembled all of the documents that will be needed for taxes so that is the next financial step that will be complete. I am looking for an Arizona-based accountant to assist with the state specific financial considerations.

I attended 2 different business seminars: one on managing a business during the gig economy that had some great resources on budget-friendly business assistance; and one that talked about engaging your customers and audience that provided some great suggestions on how to communicate one's business idea to interested parties, including investors.

I was able to reinstitute my continuing education program that is a requirement for my state-issued Assisted Living Manager certificate. The coordinator left her position last month and it took some time for them to regroup and start again. This is a blessing as the remote lessons I complete count toward my in-person requirements.

Last but not least, I completed the new start-up budget and 5 year monthly financial breakdown. I will now transfer this info into the textual plan and should have that completed this week. These are pieces that I will be able to pick and choose which info is needed for each potential source of financing and tailor my outreach and applications accordingly.

As you can see it has been a busy and productive time for me. More on the surveying and my appointment for a solar quote in my next post, and yes, I didn’t even get a chance to let you know that I finally made contact with a solar company who is willing to come and chat with me ~ so much progress, just when it is needed!
